What can I say about our recent experience with Vishal Doddanna and and Kory Philips at Vidona Residential? By far, the most efficient and effective home selling experience we have had, bar none. Both with over 20 years of U.S. Army service, my wife and I have had our share of moves, home purchases, and sales. We were prepared for a frustrating and painful process, particularly because we were doing this all from nearly 1000 miles away. When we found Vishal, he walked us through his process skillfully and thoroughly. The virtual platform was particularly helpful. We were able to have a conversation "face to face." Our guard came down a little, but we still prepared for the worst. After that, Vishal visited our home, took pictures and made specific recommendations for things we should address that he thought would increase our sale value...or at least not reduce it. He also helped us find a team that was able to do some of that work, and he also introduced us to his stager, Kim Hildebrand. She made some paint color recommendations and staged our home in a way that erased the emptiness and made it so that potential buyers could see themselves and their items in the home. Following their recommendations, our home looked amazing. And then it hit the market. I believe the listing went active on a Wednesday. By the weekend, there had been...(this is no joke) over 40 viewings! We had one offer by that Friday and three by the following Monday. If you are counting, that is 5 days! We closed a deal before the end of the second week on the market. UNBELIEVABLE. I don't know if our results are typical, but we have never seen anything like that before. I would say the market was probably warm, but not housing-boom hot. It certainly seemed that way, though. As if that were not enough, two of our buyers offered well over the listing price. We ultimately had to reduce it because they exceeded the appraised value. Unbelievable. If we are ever in the market or know anyone in the market, Vidona Residential will get the first call. Period.
